Frequently Asked Questions
Whether you’re buying, selling, or just curious about the Upstate of South Carolina, I’m here to make the process smooth and enjoyable. Here are some of the most common questions I get from clients.
About Moving to the Upstate
What makes living in Greenville, SC so special?
Greenville is a vibrant city with a small-town feel. We have a strong arts and culture scene, an incredible food scene, and a location that’s hard to beat – located in the foothills of the Blue Ridge Mountains and just a day trip to the beach, a larger city, or the mountains. It’s the perfect blend of convenience, beauty, and community.
Which school districts do you cover?
I work with clients in just about every school district in the Upstate, including Greenville, Spartanburg, Anderson, and Oconee counties. Greenville County Schools is the largest district in South Carolina, and Spartanburg County alone has seven independent districts. Each district offers something unique — for detailed school ratings and reviews, I recommend checking Niche.com or GreatSchools.org.
What’s the cost of living like?
Your dollar goes further here, which means more freedom to do what you love. You can compare your current cost of living to Greenville using this calculator.
How’s the job market?
Greenville’s job market is strong, with opportunities in manufacturing, healthcare, hospitality, and technology. Big names like BMW, Michelin, GE Vernova, and Prisma Health bring high-paying jobs and stability to the area.
Which neighborhoods do you recommend?
The Upstate has a neighborhood for every lifestyle:
- The Village of West Greenville – Greenville’s arts district, with coffee shops, yoga, galleries, and boutique shopping.
- North Main – Walkable to downtown with peaceful, tree-lined streets.
- Augusta Road – Charming architecture, high-end dining, and a golf cart-friendly vibe.
- Providence (Easley) – Scenic views, rolling hills, and proximity to outdoor recreation.
- Riverstead (Travelers Rest) – 400+ acres, nature-focused amenities, and large homesites.

Clients say I’m thorough, design-savvy, and easy to talk to — plus, I know the Upstate inside and out. I’m kind but direct, and my goal is to get you to your next chapter with ease.
Do you work with both buyers and sellers?
Yes! Whether you’re moving in, moving out, or moving up, I’ve got you covered.
Can you help if I’m relocating from another state?
Definitely — I’ll help you find the right area, connect you with local resources, and make the move as seamless as possible.
Do you have local recommendations for service providers?
Yes, I have a trusted network of lenders, inspectors, contractors, and more — many clients come back years later for referrals.
My Approach
What has your journey been like as a real estate agent in the Upstate SC area?
It has been eventful and I have been graciously mentored by some of the very best in the area. You can read more about my journey in my South Carolina Voyager interview.
What makes your approach different from other agents?
I have a soft spot for quirky and unique homes. My goal is to go above and beyond so moving feels less stressful and more exciting. I focus on creating a process that’s full of clarity, ease, and even a little enjoyment along the way.
Do you specialize in any particular clients or property types?
I often work with clients who are ready to upsize, start a new chapter, or move into a home that better suits their lifestyle. I’ve helped people in all seasons of life — from first-time buyers to empty nesters — find the right fit.
How do you help clients who are moving to South Carolina from out of state?
I become your eyes and feet on the ground. This means detailed communication, video tours you can watch again and again (yes, I’ll even describe scents and the neighbor’s yard!), and connecting you with trusted local vendors.
Which areas do you recommend for someone new to the Upstate?
Besides Greenville, some of my favorites for lifestyle, charm, and convenience are Greer, Powdersville, Simpsonville, Travelers Rest, and Easley. Each has its own personality, and I love helping clients find the perfect match.
Selling A Home
How do I know what my home is worth?
Skip the online estimates — they don’t see the unique value of your home. I’ll give you a personalized assessment that’s quick and accurate.
How should I prepare my home for sale?
We’ll walk through together (with my professional Staging Consultant) to create a room-by-room plan. Sometimes it’s as simple as rearranging furniture or adding a fresh coat of paint.
How fast can you sell my home?
My listings average 14 days on market compared to the local 50-day average — and I often sell for list price or more.
Do you recommend staging?
Yes — and I cover the cost for my sellers. Staging ensures your home looks its best online, where buyers fall in love first.
Buying a Home
What’s the first step in buying a home?
Start by jotting down your “why” for buying. Then, reach out to me or fill out my fun buyer questionnaire — I’ll connect with you personally to guide you through the next steps.

How long does the process take?
It depends! Some people plan a year out (especially for retirement moves), while others start looking just weeks before they’re ready to buy. Once we find your home, closing usually takes 2–6 weeks.
Is the market competitive right now?
Yes — we’re still in a seller’s market, but moving toward neutral. About 28 people move to Greenville County every day, so homes move quickly.
Do I need to be pre-approved?
Absolutely — it keeps you focused, informed, and ready to make an offer before someone else does. Falling in love with a home only to miss out is heartbreaking.
What costs should I expect beyond the purchase price?
From down payments and closing costs to appraisal fees and movers, I’ll walk you through every potential cost so there are no surprises.
