Pelzer, SC
Pelzer is a small, historic mill town along the Saluda River in Anderson County, the kind of place where the topography does half the talking. Hills roll into curves along the river, the old brick buildings on Highway 8 still carry the town's mill-village history, and you can hear the train roll through on its way past town. It's deep-rooted, peaceful, and about as tight-knit as it gets in the Upstate.
- Setting: A historic mill town on the Saluda River in Anderson County, with rolling hills and river-carved curves that make it one of the more scenic drives in the Upstate.
- Vibe: Quiet, deep-rooted, and genuinely tight-knit, the kind of town where people wave and say hey whether they know you or not.
- Ideal for: Buyers who want real small-town character, riverside peace, and a true sense of community over subdivision convenience.

Why Pelzer, According to Kortnee
Pelzer is one of my favorite reminders that South Carolina still has towns like this. The river, the hills, the curves in the road, topographically, it might be some of the finest ground in the Upstate. Everyone waves and says hey when you pass them, whether you know them or not. The old buildings along Highway 8 still carry the town’s history, and there’s something about hearing the train roll through that makes the whole place feel real. If you want deep roots, a peaceful riverside setting, and a community where people genuinely know each other, Pelzer is it.
Parks, Play & Hidden Gems
Pelzer’s setting also puts Lake Robinson and Lake Hartwell within easy reach for boating and lake days, and the Pelzer Heritage Commission’s preservation work keeps the mill-town identity genuine rather than manufactured. It’s a noticeably slower pace than Easley or Simpsonville, which is exactly the draw for buyers seeking quiet over convenience. Around town: Ask any local and they’ll tell you, it’s the monkey park, the community events that bring the whole town out, the quiet, and the local businesses worth supporting that make Pelzer what it is. Such a sweet little town.
Local favorite: Cryptid Coffee, owned by my friend Calle Walters and her sister. The building was restored by their family’s own hands, piece by piece, and the whole shop has a vibe unlike anywhere else in the Upstate (maybe even a little haunted). I will forever champion this place, stop in, say hi, and see for yourself.
