Curated Homes | Elevated Spaces
Piedmont, SC
Piedmont is a small, unincorporated mill village straddling Anderson and Greenville counties along the Saluda River. It offers real space and a genuine, unpolished sense of place at a price point that is hard to find closer into Greenville, without giving up an easy commute anywhere in the Upstate.
- Setting: An unincorporated mill village along the Saluda River, straddling Anderson and Greenville counties.
- Vibe: A quiet, unpretentious mill town with real historic character, slower-paced than Easley or Simpsonville and proud of it.
- Ideal for: Buyers who want more land and a lower price point than Mauldin or Simpsonville, without giving up a short commute into Greenville.

- Pricing: Varies significantly by street and lot size. Reach out and I will pull current comps for any specific area you are considering.
- Housing stock: A mix of older mill-village homes and newer single-family construction on larger lots.
- Market speed: Homes here tend to move at a steadier pace than closer-in Greenville, which usually means less competition and more room to negotiate.
Schools & Families
Piedmont spans both Anderson School District 1 and Greenville County Schools depending on the exact address. If schools are a priority, reach out and I will pull the current zoning for any specific neighborhood you are considering, since boundaries can shift block to block.
Location & Commute
Piedmont sits along the Saluda River in southern Greenville County, with easy access to SC-20/Augusta Road, Conestee, and Mauldin. Downtown Greenville is roughly 20 to 25 minutes away, genuinely rural in character but closer than it feels.
Why Piedmont, According to Kortnee
Piedmont is one of those towns you have to actually spend time in to understand. It is not flashy, and it does not try to be, it is real. Between the river, the parks, and people like Tommi Rae keeping the town’s history and culture alive, there is a depth here you will not find on a spec sheet. I would point a buyer toward Piedmont if they want more land and a lower price point than Mauldin or Simpsonville, without giving up a short commute into Greenville, and if they are drawn to a place with genuine roots rather than a manufactured small-town feel.
Parks, Play & Hidden Gems
Parks: Conestee Nature Preserve, Thomas C. Pack Memorial Park, and 7th Inning Splash Waterpark give Piedmont families more outdoor options than most buyers expect. My own daughter could spend an entire afternoon on the natural playground at Conestee, it has become one of our family’s favorite stops.
Local favorite: Stop by The Big Red at 220 Piedmont Hwy, run by Sundays Hospitality. It is owned by my friend Tommi Rae, Piedmont natives know her as THE Piedmont Princess, and there is no better introduction to this community than her. She has spent years championing Piedmont’s culture and history.
Hidden gem: The Piedmont Historic District still carries real mill-village character, genuine, not manufactured.
